Reminder: Off-the-plan reforms commenced 1 December 2019
Under the reforms, residential off-the-plan contracts exchanged from 1 December 2019 must contain the “new” cooling-off notice, the new disclosure statement available from the Office of the Registrar General’s website, and prescribed documents. The “new” cooling-off notice is included in the 2019 edition of the contract for the sale and purchase of land and is separately available from the ECOS portal.

Changes to Subdivision Certificates from 1 December 2019
From 1 December 2019, Section 6.15 of the Environmental Planning and Assessment Act 1979 will replace Section 109J. All Subdivision Certificates within Deposited Plan and Community Plan Administration Sheets that are lodged with NSW Land Registry Services dated on or after 1 December 2019 must use the updated Administration Sheet that reflects this change.

Changes to Valuer’s Certificates from 1 January 2020
From 1 January 2020, a Valuer’s Certificate lodged with NSW Land Registry Services for strata and community plans must provide additional identification information and the valuation date. New Approved Form 18 for Strata Plans, Approved Form 9 Community Plan and Strata Plan Administration Sheet 3.07 are available at Strata Scheme Forms and Community Scheme Forms.
